PLYMPTON -- Three Plympton property sales recorded prices between $517,000 and $789,000 over the past month, while two additional transfers moved without a market sale price attached.

MARKET OVERVIEW Five deed transfers were recorded in Plympton between June 26 and July 25. Of those, three carried a recorded sale price, ranging from $517,000 to $789,000, with a median sale price of $650,000. The other two transfers were recorded for nominal consideration and are not counted as market sales. With only three priced sales in the period, the raw count is too small to characterize overall market activity as active or quiet.

TOP SALES The highest-priced sale was 32 Crescent St, which sold for $789,000 on July 16. Sellers Molly Hutt Wardwell and Todd Wardwell transferred the property to buyer Leah Griffith. The second-highest sale was 18 Annasnappitt Dr, which sold for $650,000 on July 22; sellers Dana Leonard and Tracey Spicuzza transferred the property to buyers Craig M. Johnston and Marybeth A. Blake. The third sale was 31 Maple St, which sold for $517,000 on June 30; seller Susan Moniz Harrington, trustee of an irrevocable trust, transferred the property to buyers David M. Hasenfuss Jr. and Ellie J. Wheeler.

NEIGHBORHOOD BREAKDOWN All three priced sales this period fell in the $500,000-to-$1 million tier: 31 Maple St at $517,000, 18 Annasnappitt Dr at $650,000, and 32 Crescent St at $789,000. No street in the dataset had more than one priced sale, so no street-level clustering is evident. Two additional properties, 74 Brook St and 149 Main St, changed hands for nominal consideration and fall outside the price tiers.

MARKET NOTES Both nominal-consideration transfers in this period involved trust entities: 74 Brook St moved from Patricia A. Provost to the Patricia A. Provost Trust, with Provost listed as trustee, and 149 Main St moved from Stephen C. Hamilton and Richard Hamilton to Stephen C. Hamilton, trustee, and the Stephen C. Hamilton Revocable Trust. Deed records for this period do not include bed, bath, or square-footage figures, so no price-per-square-foot comparisons are possible. Two of the five transfers, representing 40% of recorded activity, had no market sale price at this writing; that commonly reflects a lag in the registry's price data rather than a non-sale.
