Plympton home sale prices span $517 to $789 in latest deed filings

PLYMPTON -- Plymouth County Registry of Deeds records show three property transfers in Plympton recorded between June 19 and July 18, including two transactions that moved property within the same family through trusts.

MARKET OVERVIEW Three sales were recorded in the period. Of those, two carried a disclosed consideration amount, ranging from $517 to $789, with a median sale price of $653. One transaction listed no sale price, which is common for certain deed types, including trust transfers, and is reported here as price not disclosed. With only three recorded transfers, the period reflects limited transaction volume based on the raw count alone.

TOP SALES The highest-priced disclosed sale was 32 Crescent St, which sold for $789 on July 16. The sellers were Molly Hutt Wardwell and Todd Wardwell; the buyer was Leah Griffith. Bed, bath and square footage figures were not available in the deed record.

The second-highest disclosed sale was 31 Maple St, which sold for $517 on June 30. The seller was Susan Moniz Harrington, trustee of an irrevocable trust; the buyers were David M. Hasenfuss Jr. and Ellie J. Wheeler.

A third transfer, at 149 Main St, was recorded July 6 with no sale price disclosed. The sellers were Stephen C. Hamilton and Richard Hamilton; the buyer was Stephen C. Hamilton, trustee of the Stephen C. Hamilton Revocable Trust.

NEIGHBORHOOD BREAKDOWN The three transfers occurred on three separate streets -- Crescent Street, Main Street and Maple Street -- with no street-level clustering evident in this period's data. Among the two disclosed sale prices, both fell within a narrow band, from $517 to $789, with no transaction crossing into a higher price tier based on the figures reported.

MARKET NOTES One of the three transfers, the 149 Main St deed, moved property from Stephen C. Hamilton and Richard Hamilton to Stephen C. Hamilton as trustee of his own revocable trust, consistent with a within-family trust transfer. The 31 Maple St sale also originated from a trustee of an irrevocable trust. Property type, bedroom, bathroom and square footage details were not available in any of the three deed records, and price-per-square-foot comparisons could not be calculated as a result.
